June home sale prices saw 'slight increase' in Chilliwack and beyond

Apartment sales 'may be softer' given rental market changes due to provincial subsidies, according to CADREB

Real estate stats produced locally for June 2025 indicate "a slight increase" over last year in a couple of areas, according to the June 2025 market report from Chilliwack and District Real Estate Board (CADREB).

"Sales showed a slight increase year-over-year as well as the benchmark prices overall," said the summary of the CADREB report.

The benchmark price was $759,500 for the total of 254 units, representing all types of residential homes that changed hands in June.

"Single family (homes) leads the way in unit sales and benchmark price."

Of the 254 transactions in June 2025, 154 of them were single-family homes marking a bump of 8.2 per cent over 2024, with the benchmark price at $932,900 for that type of home.

"Townhouse and apartment unit sales are still a little soft with apartments seeing a slight increase in pricing," said CADREB's report.

How soft? Townhouse sales (49 units) slipped 3.9 per cent in price, while apartment sales (35 units) dipped 12.9 per cent in price compared to the year before.

"Apartment sales may be a little softer due to an increase in the rental market brought on by provincial subsidies."
