A Lickman Road property is set to become the future site of a combination hotel and industrial development.
Chilliwack council approved the rezoning and development variance permit for 7990 Lickman Road to facilitate a 72-unit hotel.
A portion of the property is to be rezoned from a CS2 (Tourist Commercial) Zone to an M2 (Service Industrial) Zone, and another portion will go from an Ml (Light Industrial) Zone to an M2 Zone.
The five-storey hotel site would be close to another pending hotel/industrial site where a Marriott Hotel is expected to be built in 2025. This new project would also add to the hotel room capacity in Chilliwack, which has been an issue given the rapid growth in recent years.
It will be held at third reading pending approval by the Ministry of Transportation and Infrastructure.
The final lot layout must comply with city bylaws and include 3.9-metre road dedication and 2.5-metre supplementary setback (6.4-metre total) along Lickman Road.
A six-metre right-of-way measured from top of bank has to be registered over the north and east property lines affected by McDermott Ditch, to allow for city maintenance. In addition, a ‘no left turn’ covenant is required. The requirements of the tree management bylaw and floodplain regulation bylaw will apply.
A concurrent development variance permit application is also being considered where the plan includes departures from zoning bylaw standards.
Proposed details from the staff report:
Hotel Development:
• A 5-storey, 72-unit hotel (3998m2);
• 72 parking spaces (72 spaces are required) and sufficient bicycle parking; and,
• sufficient landscaping including 28 trees (24 are required).
Industrial Development:
• 3 multi-unit industrial buildings totaling 5,656m2;
• 86 parking spaces (82 are required) and sufficient bicycle parking; and,
• 73 trees (34 are required).
